The Lagos State Government has reaffirmed its commitment to completing and commissioning the Egan Housing Estate and other ongoing housing projects across the state before the end of the year.

The Commissioner for Housing, Mr. Moruf Akinderu-Fatai, gave the assurance on Wednesday during an inspection of the Egan Housing Estate, the Lagos State Workers' Village at Command, Ipaja, and the Beacon Apartments in Ipaja.

According to the commissioner, the Egan Housing Estate, which consists of 632 two- and three-bedroom apartments, has reached about 85 per cent completion despite delays caused by one of the contractors.

He explained that while one contractor had fallen behind schedule, the setback would not prevent the state government from delivering the project on time.

Akinderu-Fatai noted that the first phase of the estate was completed about two years ago and is already occupied by residents. He said ongoing efforts are focused on completing the remaining engineering works to enable the estate to be commissioned before the end of the year.

He disclosed that the electricity challenge affecting the estate had been resolved, while the water reticulation plant and sewage system had also been completed. According to him, the government is ensuring that all critical infrastructure is fully in place before the estate is officially inaugurated.

The commissioner added that work was also progressing steadily at the Lagos State Workers' Village and another joint-venture housing project in Ipaja as part of efforts to increase access to affordable housing.

On affordability, Akinderu-Fatai said the state government had adopted cost-saving measures that allow beneficiaries to move into functional homes while completing non-essential interior finishes, such as floor tiling, at their convenience.

He explained that the initiative was designed to reduce the overall cost of home ownership, with Governor Babajide Sanwo-Olu's administration ensuring that the houses remain more affordable than evailing market prices.

The commissioner also clarified that facility management charges in government housing estates are determined by residents and facility managers rather than the government. However, he assured residents that the state would continue to intervene whenever major infrastructure required public support.

As an example, he cited the government's investment of more than ₦200 million to replace an injection substation at the LKJ Gardens Estate, easing the financial burden on residents.

Akinderu-Fatai further disclosed that the government plans to introduce solar-powered systems to reduce the cost of operating water facilities within its housing estates.

He added that recreational amenities, including football and basketball pitches, a multipurpose hall, and a neighbourhood shopping mall, are currently under construction at the Egan Housing Estate and are expected to be completed before year-end.

At the Lagos State Workers' Village, the commissioner described the development as one of Governor Sanwo-Olu's legacy projects for public workers, expressing confidence that the estate would be delivered before the end of the governor's tenure.

He urged contractors handling the project to adhere strictly to agreed timelines to ensure timely completion.

During the inspection of the Beacon Apartments, Akinderu-Fatai also directed the contractor to maintain the pace of work so that all housing units would be delivered simultaneously.

Earlier, the Project Coordinator for the Lagos State Workers' Village, Mr. Tunde Orelaja, said construction began in April and is expected to be completed by March next year or earlier. He acknowledged that some site-related challenges were encountered after mobilisation but noted that they were being professionally managed.

Similarly, the Project Coordinator for RPDC Ltd., the developer handling the Beacon Apartments, disclosed that Phase II of the project, comprising 80 two-bedroom flats, was progressing according to schedule.

He said three of the five residential blocks are expected to be completed by the end of August following the completion of electrical and mechanical installations, painting, wardrobe fittings and pressure testing. Landscaping will commence immediately afterwards, while roofing work on the remaining blocks will begin after final inspection by officials of the Ministry of Housing.

The Beacon Apartments project comprises 48 three-bedroom apartments and 80 two-bedroom apartments being developed through a joint venture between the Lagos State Government and private sector partners.
